Boxpark…

-UK Property developers Hammerson and Ballymore have joined forces with the founder of UK streetwear brand Boxfresh to launch a new concept in shopping centres called Boxpark.

-Although designed in the spirit of a pop-up mall, Boxpark will be open for a minimum of five years and use 60 300sq ft freight containers to house brand shops.

-The site is opposite east London’s private member’s club Shoreditch House, and will be adjacent to Shoreditch High Street railway station, which opened in April.

-The concept aims to offer brands retail rents significantly lower than traditional store rents in what is an up-and-coming area for fashion brands.

-Brands are being offered two rental packages a one-year retail deal or a five-year lease.

-Roger Wade, who describes the scheme as “innovative, low-cost, low-risk retail”, says he is currently in talks with about 20 brands and cited streetwear labels such as Carhartt and Stussy, premium casualwear brands Fred Perry, APC, Nigel Cabourn and Heritage Research, and young fashion brands Nudie and Religion as potential targets. He said: “Getting the right brand mix is absolutely crucial and we will have to be very selective about how we edit to get it right.”

-Wade told WGSN that the idea was inspired by the thinking behind of some of the world’s anti-malls, such as The Lab in California. He said: “I have also been wanting to do something inspired by freight containers for some time. We have seen brands using them to great effect as selling spaces at trade shows such as Bread & Butter. I wanted to recreate the freshness of that and bring that atmosphere and a more unique brand mix to the consumer on the UK high street, where it is so lacking.”

-Wade told WGSN if Boxpark is successful, his development partners Hammerson and the Ballymore Group will look to develop a second phase of development on the site, which will include communal space.
